How is a roof soft washed?

Central Coast Soft Wash treats a roof in two steps. A biocide cleaning solution is sprayed on at a low pressure of about 70 psi, then left on the roof to keep working. The roof is not rinsed afterwards: the dead moss, lichen and algae wash off with the rain over the following days and weeks.

Leaving the solution on is deliberate. It gives the treatment longer to work, keeps rinse water out of the garden and the stormwater, avoids stripping colour from weathered concrete tiles, and avoids driving water up under the tiles, which a hard rinse can do.

Most roofs can be treated from the gutter line, working from the edge of the roof instead of walking across it. That matters on old terracotta, slate and steep roofs, where every step risks a cracked tile. The choice of cleaning solution is discussed with you when the job is quoted. Every job is backed by the Zero Damage Guarantee.

Which roof types can be soft washed?

Central Coast Soft Wash cleans terracotta, concrete and cement tile, Colorbond and other metal, polycarbonate and slate roofs. Each material fails in a different way under high pressure, so the approach changes with the roof, as the table below sets out.

How the roof material changes the job

  • Terracotta tile

What usually goes wrong Black algae and lichen. Old tiles can fret, crumbling at the surface, and become unsafe to walk on.

How it is handled Soft washed from the gutter line where possible, so fretting tiles are not stood on.

  • Concrete and cement tile

What usually goes wrong Lichen, moss and black streaks on a factory surface coating that wears with age.

How it is handled Low-pressure treatment only. High pressure can strip the coating, and tile warranties can exclude damage from inappropriate cleaning.

  • Colorbond and metal

What usually goes wrong Black mould and green lichen, usually worst on ridge capping and around vents.

How it is handled Treated with the 2% sodium hypochlorite solution that BlueScope, the maker of COLORBOND steel, publishes for removing fungus and lichen.

  • Polycarbonate

What usually goes wrong Algae and grime that dull the sheeting.

How it is handled Soft washed at low pressure with the rest of the roof.

  • Slate

What usually goes wrong Moss and lichen on a brittle, costly roof.

How it is handled Cleaned from the gutter line in most cases, so the slates are not walked on.

What is on your roof: lichen, moss, black mould or a white salt film?

Dark or green patches on a roof are often living growth, which is what the soft wash kills, but not always. BlueScope describes fungus as generally black and lichen as green and often leafy, and uses a bleach spot test to tell fungus from ordinary dirt. A whitish-grey film on concrete tiles may not be growth at all.

Growth is not a fault of one roof material. BlueScope says COLORBOND steel is no more prone to fungus than roof tiles, painted timber or skylights, and that nearby fences usually show the same growth. Because it is natural, BlueScope says cleaning it off is up to the owner. The roof types table above shows how each material is treated.

What the growth on a roof usually is

  • Black specks or a dark cast

Usually fungus, often called black mould. BlueScope names the ridge capping and the area around bathroom vents as damp, nutrient-rich spots.

  • Green, grey-green or leafy crusts, in patches or across the whole roof

Usually lichen, a partnership of fungus and algae.

  • Soft green cushions in tile joints and shaded corners

Moss, which Monier says settles where moisture and dirt gather.

  • A whitish-grey film on concrete tiles

Sometimes efflorescence, natural salts rising out of the tile. Monier says it is temporary and usually disappears naturally, so on its own it is not a reason to book a clean.

What do real roof results look like?

These before and after photos come from recent roof jobs by EnviroClean, the team behind Central Coast Soft Wash, around Sydney's north-west, where EnviroClean is based. They are the business's own photos, each shown once on this website. Select a photo to open it full size.

Why not pressure wash a roof?

Central Coast Soft Wash keeps high-pressure water off roofs because it damages them. Monier, the roof tile brand owned by CSR, strongly advises against pressure washers for roof cleaning, and Bristile's roof tile warranties exclude damage from inappropriate cleaning of the roof. High pressure also leaves the growth in the tile surface alive.

On concrete tiles, a pressure washer can strip the factory surface coating. On older terracotta, it can blast away the softened face of fretting tiles. The roof looks clean for a while, but the damage is permanent, and growth left in the tile surface comes back.

Walking on a wet, mossy roof is also where the danger is. Monier recommends that homeowners do not clean their own roof tiles because of the risk of falls, and suggests having a roof inspected about every five years.

Sources

Do you need a roof clean or a roof restoration?

If the tiles and sheets are sound, usually a clean. The soft wash kills the growth, and rain washes it off over the following weeks. A restoration is a bigger job for a roofer: Monier says replacing tiles and roof repairs should always be handled by a qualified roofing professional. A soft wash does not fix cracked tiles or failing ridge pointing.

Monier says concrete tiles, once painted, need repainting every five years or so to keep the look, and that the paint does not improve waterproofing. It also says terracotta tiles do not need respraying, because their colour is fired into the tile, so on a terracotta roof a clean brings the original colour back.

If you have been told the roof needs restoring mainly because it looks dark or patchy, a soft wash first shows what the tiles look like underneath.

Sources

How long does a roof take to look clean after a soft wash?

A soft washed roof clears gradually. Concrete tiles usually look better straight away, while lichen turns white first and needs rain to wash off. The team finds most roofs clear within a few days to a couple of weeks, but in a dry season it can take up to three months.

On the Central Coast, the Bureau of Meteorology's long-term averages put the wettest months between late summer and early winter, and the driest around September. A roof treated just before a wet spell is likely to clear sooner than one treated at the start of a dry spring.

Close your windows on the day of the clean, because the solution has a smell most people do not like. It usually fades within a day. If your gutters are already rusted or corroded, say so when you book: a soft wash can make gutters in poor condition worse, while gutters in good condition are unaffected.

What does roof cleaning cost on the Central Coast?

Central Coast Soft Wash does not publish a flat price for roof cleaning, because the work changes with every roof. Each quote is free, fixed and itemised, and it is based on the roof's size, pitch and height, the material, how heavy the growth is, and how easy the roof edge is to reach.

  • Roof area and the number of storeys
  • Pitch, and whether the roof can be treated from the gutter line
  • Material: terracotta, concrete, metal, polycarbonate or slate
  • How much moss, lichen and algae has built up
  • Access for ladders and parking for the trailer
  • Add-ons booked at the same time, such as gutters or solar panels

Because the price is fixed, if the job turns out bigger than it looked, the business absorbs the difference. The price only changes if you ask for work to be added. The current offers show what is discounted when services are booked together.

Can roof and gutter cleaning be done in the same visit?

Yes. Gutter cleaning is an add-on to a roof soft wash, done in the same visit and priced on the same fixed quote, and so is solar panel cleaning. Central Coast Soft Wash does not take either as a separate job, and both are free or reduced in price when booked with the roof.

Clear gutters matter for two reasons. Monier recommends clearing gutters and valleys at least once a year, and more often under trees. And on the Coast, the NSW Rural Fire Service lists cleaning leaves and twigs out of gutters among the first steps in getting a home ready for the bush fire season; the statutory Bush Fire Danger Period normally runs from 1 October to 31 March.

Walls, eaves and windows are covered by a house wash, and driveways and paths by pressure cleaning, so the whole exterior can be quoted together.

More questions about roof cleaning

How much does roof cleaning cost on the Central Coast?

There is no flat price, because every roof is different. Each quote is free, fixed and itemised, usually ready the same day, and it is based on the roof's size, pitch and height, the material, how heavy the growth is and how easy the roof edge is to reach.

Does roof cleaning damage roof tiles?

A soft wash should not. The solution goes on at low pressure, usually from the gutter line, so nobody walks across brittle tiles. High-pressure cleaning is what damages roofs: Monier strongly advises against pressure washers on roof tiles, and on concrete tiles a pressure washer can strip the factory coating. A soft wash does not fix tiles that are already cracked; that is a job for a roofer.

What are the black streaks and lichen on my roof, and are they bad?

Dark or green patches are usually living growth: BlueScope describes fungus as generally black and lichen as green and often leafy. Left in the tile surface it keeps growing, and blasting it leaves what is in the surface alive. A soft wash kills it at the root, then rain washes it away.

How often should a roof be cleaned?

The team's guide is a soft wash every five to ten years, depending on shade, nearby trees and how quickly growth returns. Monier separately suggests a roof inspection about every five years, and gutters, downpipes and valleys cleared at least once a year, more often under trees.

How long does roof cleaning take to work?

Concrete tiles usually look better straight away, while lichen turns white first and needs rain to wash off. Most roofs clear within a few days to a couple of weeks, but in a dry season it can take up to three months.

Does roof cleaning include gutter cleaning?

Gutter cleaning is an add-on to a roof soft wash, done in the same visit and priced on the same fixed quote, and so is solar panel cleaning. Both are free or reduced in price when booked with the roof.

Is it safe to soft wash a roof that feeds a rainwater tank?

Yes, with preparation. The cleaning solution has to be kept out of the tank, which is the same warning BlueScope gives for sodium hypochlorite on steel roofs. Mention the tank when you book. Tank water should not be used on the garden for a few weeks after the clean, though it can still flush toilets.

Is roof cleaning worth it?

For a sound roof, usually yes: if the growth bothers you, if you are selling, or if a restoration has been suggested mainly because the roof looks dark. A soft wash kills the growth without wearing the tile surface.

Does a roof soft wash smell?

Yes. The cleaning solution has a smell most people do not like, so the team asks you to close all windows on the day of the clean. The smell usually fades within a day.
