A house wash covers the whole outside of the home: walls, the outside of the gutters, fascias, eaves and soffits, exterior plumbing, windows, doors and frames, screens, balustrades and beams, and the undersides of balconies and entertaining areas.
It removes the living growth that stains a house, meaning mould, mildew, algae, lichen and fungi, along with bird and bat droppings, cobwebs, insect marks, dust and traffic grime.
Some stains are not organic and need a different treatment, usually acid washing, which is discussed and quoted before any work starts: efflorescence (the white salt bloom on masonry), rust, grease and oil stains, and soil or red ochre staining.
Soft washing is cleaning with a solution instead of force. The team applies a biocide cleaning solution at a low pressure of about 70 psi, which kills the growth rather than blasting it off, then rinses the walls at low or medium pressure depending on the surface. Masonry, concrete and stone get a follow-up treatment; painted, coated and glass surfaces do not.
The main active ingredient is sodium hypochlorite, the chemical in household bleach, used at a controlled strength. Because the solution does the work, there is no need for the high pressure that etches render, lifts paint and washes the mortar out of old brickwork. If something is damaged anyway, the Zero Damage Guarantee covers painted surfaces, render, masonry and cladding.
Older homes need the most care. The team adjusts the wash to the age and build of the house, such as the very soft mortar in many inter-war brick homes and aged paintwork on weatherboard. Fibro (asbestos cement sheeting) is a special case: NSW law says it must never be cleaned with high-pressure water, so mention it when you ask for a quote.
If your home has fibro walls or eaves, or you are not sure, say so in the quote request. Under section 446 of the NSW Work Health and Safety Regulation 2025, high-pressure water spray must not be used on asbestos or asbestos-containing material.

The team's guide is a house wash every two to three years, or every year for homes in forested areas or deep gullies where growth comes back fast. Salt is a separate reason to wash: BlueScope asks for sheltered COLORBOND steel in coastal areas with marine salt spray to be washed every three months.
BlueScope's maintenance guide calls the parts of a building that rain does not reach unwashed areas: fascias, wall cladding under the eaves, garage doors, the underside of gutters, carports and patios. It asks for those areas to be washed at least every six months, and every three months where marine salt spray is prevalent. Between professional washes that is a job for a hose, a soft brush and a mild detergent.
The roof has its own schedule: see how often a roof needs a soft wash. Homes close to the surf, from Terrigal to Avoca, are where the three-monthly advice matters most.

Because shaded walls stay damp for longer, and mould, algae and lichen thrive in damp, shaded places, as the team's own guidance puts it. BlueScope, writing mainly about roofs, describes fungus as generally black and lichen as green. A soft wash kills the growth, but it does come back in time, which is why a regular wash cycle is worth planning.
The spores are everywhere: BlueScope cites estimates of up to 10,000 fungal spores in a cubic metre of air. They settle on every surface and rain washes most of them off, but where a surface stays damp, some take hold. That is why shaded walls usually go green first. Humidity adds to it on the coast: see why the coast around Norah Head suits mould and lichen.

The team's guide is every two to three years, or every year for homes in forested areas or deep gullies where growth comes back fast. Near the surf, BlueScope asks for sheltered COLORBOND steel to be washed every three months because of marine salt spray.
Most house washes take between one and four hours. Many post-war brick veneer and weatherboard homes are finished in under two hours, while larger, older or two-storey homes and heavy mould take longer.
For most homes, yes, once mould, mildew or lichen has taken hold. A soft wash kills the growth instead of stripping the surface, so paint, render and cladding are not worn down the way high pressure can wear them.
Yes. Before starting, the team moistens the plants near the work area and covers delicate plants where needed. Healthy gardens and lawns that have been prepared are covered by the Zero Damage Guarantee, although leaf burn, new growth and dehydrated gardens are excluded.
No. Those stains are not caused by living growth, so a soft wash does not shift them. Efflorescence, rust, grease and oil stains, and soil or red ochre staining usually need acid washing, which the team discusses and quotes separately before any work starts.
BlueScope says abrasive or solvent cleaners should never be used on COLORBOND steel, naming turpentine, petrol, kerosene, paint thinners and sugar soap, and it recommends against hard, mineral-rich bore water. Its routine method is a mild detergent, a soft brush and a thorough rinse with fresh water.
